From rent collection to maintenance and move-out inspections, we manage the full tenant lifecycle for Collegeville and Montgomery County rental owners.
First Lock Property Management provides tenant management for rental owners in Collegeville and across Montgomery County, PA. From our office at 400 Arcola Road, we collect rent, enforce the lease, coordinate repairs and handle move-outs, so your tenants have one responsive point of contact and you are not the one fielding their calls. Tenant management is part of our full-service residential property management, and it starts after we place a tenant through our tenant screening process.
Rent Collection and Lease Enforcement
Online Rent Collection
Rent can be collected through our online payment system or by check. At First Lock we use a tenant portal for this purpose, as it speeds up the process and makes it easier for both the tenant and our property managers. Tenants have a 5-day grace period, and our full-time Director of Accounting tracks payments daily. See how our rent collection works.
Late and Unpaid Rent
When a rent payment is missed, First Lock sends notices to the tenant every two days. After day 10 we notify the tenant with a Notice to Quit, which essentially means pay or vacate the unit.
Evictions
We have employed leading real estate attorneys in the area to assist with the process of starting eviction proceedings, and we work with those attorneys to draft a notice to vacate. First Lock oversees the entire legal process from start to finish and prepares and serves the required notices at no cost to you.
Maintenance Requests and Repairs
Preventative Maintenance
Preventative maintenance keeps your property in great shape and reduces the repairs tenants need. First Lock uses contractors within our network for routine maintenance because they are dependable and carry valid insurance and licensing in Pennsylvania. We also complete annual inspections so small issues are caught early. Learn more about our maintenance and inspections. Owners may use their own contractors when a property is vacant and they oversee the work, though we will vet the contractor and request proof of insurance so repairs are not delayed.
Routine Repairs
For routine repairs, tenants use their personalized property portal to submit a request. If it is not an emergency, the property manager begins the repair request process by reaching out to one of First Lock's contractors, then updates the tenant on the contractor's timeline through the portal. For non-emergency work orders, a vendor contacts the tenant within 24 business hours.
24/7 Emergency Repairs
First Lock has protocols for emergency repairs such as a flood or no heat, and tenants can reach our 24/7 emergency maintenance line. Some emergencies require immediate action, and we inform the owner of the situation and the remedy as soon as practically possible.
Move-Out Inspections and Security Deposits
Once a tenant has vacated a property, First Lock performs an inspection and debriefs the owner on the condition of the property and any repairs that may need to take place. It is a priority to complete this within the timeline set by Pennsylvania law, so the tenant is notified of the repairs and the difference in the balance of their security deposit within 30 days of move-out. Here is how Pennsylvania security deposit rules work for landlords. Once the tenant is notified, First Lock schedules the necessary contractors to complete repairs in a timely manner.
