Getting Started:

We will take a look at your portfolio and make an individual plan for your management needs. No two owners have the same goal or needs.

VACANT PROPERTY:

This includes a site visit for properties which will be accompanied by comparable properties in the area to ensure you are getting market rent. During this visit we will take a look at the following to ensure proper function. We have found doing these simple checks cause less issues down the road. We are not licensed home inspectors or home improvement contractors but do look at these issues in depth.

  • Verify that all light fixtures work and have light bulbs

  • Verify that all appliances work

  • Verify that the furnace and air conditioner work

  • Verify that all plumbing fixtures work

  • Verify that windows are operable

  • Verify that all utilities are turned on

  • Look for obvious structural defects

  • Verify that the property is in white glove showing condition inside and out

  • Verify that the property meet requirements for move-in condition

LEASED PROPERTY:

With currently leased property we will provide various intake forms to ensure all requirements are being met such as Renters liability insurance , Rent due dates and valid leases. If you are interested in moving forward with our services- we will start with a quick interview to figure out what services you will need from us and the best way to facilitate your needs. After, a written proposal with your custom management plan will be presented to you Via ZOOM video chat or In person. If everything is agreeable, we will move forward with the management process

  • A signed Management agreement with intake documents filled out 

  • Copies of keys for access to all units 

  • Copy of business licenses and rental licenses for each property
