Pay Rent Online
The vast majority of our residents pay their monthly rent through the resident portal — it's the fastest, easiest way to stay current. We offer residents a variety of ways to pay, from online to in person.

Submit a Maintenance Request
Need a repair? Here's how to get help quickly.
Routine, non-emergency repairs Log in to your resident portal and use the maintenance request link to submit a work order. Our team coordinates the repair with one of our trusted, licensed contractors and keeps you updated on the timeline through the portal. For non-emergency requests, the assigned vendor will reach out to coordinate with you within 24 business hours.

New Residents: Moving In
Before move-in day, a few items need to be in place:

Your lease agreement is signed and executed

Utilities and services (water, gas, electricity, etc.) are switched into your name

Your first month's rent and security deposit are paid

A current copy of your renters insurance is on file
Once you're set, you'll receive your new keys, resident portal access, and a welcome guide with everything you need to settle in.
We're committed to providing safe, clean, and well-maintained homes to all of our residents.


Pets & Service Animals
Pets: Pet policies are set on a property-by-property basis, and many of our homes consider pets case by case. When you apply, you'll be asked to list any pets that will live in the home, including number and size. Where pets are approved, a pet security deposit of $250 applies, along with a proportional increase in rent.
Service animals: Service animals for individuals with disabilities are not considered pets under federal law. We do not charge a deposit for service animals, and applicants who rely on them are evaluated using the same income, credit, and rental-history criteria as every other applicant.
Moving Out
When you're ready to move on, here's what to expect. After you vacate the home, we complete an inspection of the property. In line with Pennsylvania law, you'll be notified of any repair charges and the disposition of your security deposit within 30 days of move-out.

How do I pay rent online?
Log in to your resident portal and submit your payment there — it's how most First Lock residents pay. Rent is due on the 1st of each month, with a grace period through the 3rd.

Use the resident login link at the top of this page to reach the portal. It's powered by Buildium and works on any device.
How do I submit a maintenance request?
For non-emergency repairs, log in to the resident portal and use the maintenance request link to open a work order. The assigned contractor will coordinate with you within 24 business hours.
What should I do in a maintenance emergency?
For emergencies like a flood or no heat, call our 24/7 emergency line at (484) 546-6326. Our team is on call every day of the year.
Do I need renters insurance?
Yes. A valid copy of your renters insurance must be on file before move-in.
Are pets allowed?
It depends on the property — many are considered case by case. List any pets when you apply. Where pets are approved, a $250 pet deposit and a proportional rent increase apply. Service animals are not pets and are not charged a deposit.
When will I get my security deposit back?
After you move out, we inspect the home and notify you of your security deposit disposition within 30 days, in accordance with Pennsylvania law.
